Construction Management has a number of potential structures, below are some of the most commonly used structures in Commercial Construction.

Agency Construction Management

• Role: In Agency CM, the construction manager acts as an agent of the owner, representing their interests throughout the project.
• Responsibilities: The CM assists the owner in selecting the design team and contractors, providing input on constructability, scheduling, and budgeting.
• Risk Distribution: The owner retains most of the project risks, including cost overruns and delays, while the CM provides expertise and guidance.
• Contractual Relationship: Typically, the CM is hired under a fee-based contract and does not assume any financial risk for project outcomes.

Construction Management At Risk (CMAR)

• Role: In CMAR, the construction manager assumes additional responsibilities beyond those of an agent, taking on more risk.
• Responsibilities: The CMAR is involved in the early stages of the project, providing input during design development and assisting in value engineering.
• Risk Distribution: Unlike Agency CM, the CMAR contracts directly with subcontractors and assumes some financial risk for the project’s cost and schedule.
• Guaranteed Maximum Price (GMP): A key feature of CMAR is the establishment of a GMP, where the CM assumes responsibility for delivering the project within a predetermined budget.
• Contractual Relationship: The CMAR enters into a contract with the owner, often based on a negotiated fee structure with incentives tied to performance.

Construction Manager as Constructor (CMC)

• Role: CMC represents a more integrated approach, where the construction manager acts as both advisor and constructor.
• Responsibilities: In CMc, the construction manager is involved from the project’s conceptualization through completion, providing input on design, construction methods, and scheduling.
• Risk Distribution: The CMc assumes significant responsibility for project outcomes, including cost, schedule, and quality.
• Design-Build Component: CMc often involves a design-build aspect, where the construction manager oversees both the design and construction phases, streamlining the process and fostering collaboration.
• Contractual Relationship: The CMc enters into a single contract with the owner, assuming greater accountability for project delivery and performance.

In summary, while all three approaches involve the expertise of a construction manager, they differ in their level of involvement, risk allocation, and contractual arrangements. Agency CM focuses on representation and advisory roles, while CMAR and CMc involve greater risk assumption and integration into the project’s lifecycle by the Construction Management firm. Each approach offers unique advantages and considerations, allowing owners to select the model that best aligns with their specific situation, project goals, and preferences.

Design-Build

Design-build is a project delivery method where one firm holds the contract for the design-built team providing design and construction services.

This difference of design-build from other delivery methods fosters collaboration and teamwork to accelerate the project schedule and reduce overall cost. The phrase fast-track construction is usually associated with design-build. Fast-track construction requires a clear, focused vision of the project between the Owner and design-build team. Essentially, the design is scheduled ahead of construction to allow for procurement of materials and equipment. Both design and construction schedules are compressed, and there is little room for error or delay. The upside is the Owner benefits from the accelerated schedule and begins operating sooner.

General Contractor

General Contractor is the most traditional project delivery method. Normally, an Owner has plans and specifications ready to bid. Whether publicly bid or bid by invitation, Gil Haugan Construction provide an aggressive bid. This traditional method attributes to 50% of GHCs work load, the balance is secured through the Construction Management (CM) process. GHC excels working with an Owner post-bid to determine cost saving solutions or Value Engineering options. Gil Haugan works with the apparent low, responsive, responsible bidder to offer more cost effective materials or equipment that are of equal quality.

After any cost saving solutions are incorporated into the original design, GHC focuses on effective communication with the designer to reduce impacts of constructability issues. Responsive solutions from all parties are essential to meet the project schedule.
